Annual Investment Allowance – Reduced - 1st January 2016
  • The Annual Investment Allowance represents an accelerated tax relief on qualifying expenditure.
  • From the 1st January 2016 the Annual Investment Allowance was reduced from £500,000 to £200,000.
  • This change means that it has become even more important to appoint a genuine capital allowances expert to identify the correct level of qualifying expenditure available.


New Changes - Finance Act 2012
The Finance Act 2012 received Royal Assent on the 17th July 2012 and includes a number of important changes to the capital allowances regime and other property related tax reliefs.

Summary of main changes

1. Fixtures
  • New pooling requirements – pooling prior to disposal (after 1/6 April 2014)
  • New fixed value requirement – change of ownership (after 1/6 April 2012)
  • New disposal value statement – past owner (after 1/6 April 2012)

2. Land Remediation Relief – to be retained
3. Flat Conversion Allowances – to be abolishedfrom April 2013
4. Enterprise Zones – Enhanced Capital Allowances for designated assisted areas
5. Enhanced Capital Allowances – not available where payments are received under the feed-in tariff or renewable heat incentive
    schemes
6. Business Premises Renovation Allowances – extended to 31 March 2017 and new rules on claiming plant and machinery allowances
    upon change of ownership
